Developed in the early 1900s, Eastmoreland possesses a traditional charm that remains its defining character to this day. Located just southwest of Downtown Portland, this neighborhood is steeped in history, lush green spaces, and beautiful architecture, making it one of the most beautiful communities throughout the city and the state of Oregon. Niche.com named it the #2 Best Neighborhood to Live in Portland.

If you’re looking for a quiet residential area that’s close to downtown, Eastmoreland might be the perfect place to settle down in. In this page, we’ll provide a glimpse into the neighborhood’s real estate market and what it’s like living here.

Welcome to Eastmoreland!

Crystal-Springs-Farm

Covering only 1.14 square miles, Eastmoreland is a small neighborhood in Portland, Oregon with a population of nearly 5,300. It is home to the beautiful campus of Reed College, which makes up part of its northern border. Despite its small size, the area is far from crowded. Homeowners enjoy spacious lots and privacy while still having many opportunities to get to know their neighbors.

There’s a family-oriented atmosphere here. As an entirely residential area, it’s common to see plenty of dog walkers and bicyclers during the day. This makes it a dream for young families who enjoy an abundance of green open spaces and a safe, tranquil environment removed from the noise and bustle of the city.

A brief history

Eastmoreland was formerly known as Crystal Springs Farm. After Reed College was established, former Portland mayor William S. Ladd wanted to develop a nearby residential neighborhood to draw in new homeowners.

In 1910, over 1,200 home sites were designated, and the neighborhood was given its name – Eastmoreland. Eventually, part of that land would be donated by Ladd to the city to be turned into the Eastmoreland Golf Course.

Getting around

Eastmoreland is bounded on the north by the neighborhood of Reed and on the west by Sellwood-Moreland. To the east lies Woodstock, while the Johnson Creek runs across the southern border, separating Eastmoreland from the neighborhood of Ardenwald.

A quiet residential community, Eastmoreland is accessible by car and public transportation. It’s only around 16 minutes from Downtown Portland via SE Grand Avenue.

Most residents of Eastmoreland prefer to travel by car or bike, or on foot. The neighborhood has plenty of bicycle- and pedestrian-friendly streets.

Eastmoreland Real Estate

eastmoreland-real-estate

Portland has a wonderful real estate market for buyers who are looking for a quiet suburban neighborhood with easy access to world-class shops, restaurants, and parks. There’s plenty of variety here in terms of price and size. Luxury homes can go for as high as $10 million for a 12,000 square foot mansion. Meanwhile, entry-level houses typically stand at around $100,000 for a one-bedroom.

That said, prices vary depending on the neighborhood. As one of Portland’s most affluent communities, the prices of houses for sale in Eastmoreland are higher than the Portland average. Eastmoreland is one of the city’s most desirable places to live, so homes here usually command a premium price while still offering amazing value.
